Global cross-border investment in commercial real estate reached $71.8 billion during the first half of this year, a 56% increase compared to the same period last year, according to a research report from property agency JLL. The firm attributed the growth to an increase in transaction volume in Asia and Europe, with premium office spaces being a notable sector for investment.
The report, which tracks capital flows across international real estate markets, detailed the significant year-over-year rise in investment. The data indicates that investors deployed capital outside of their domestic markets at a higher rate than in the first six months of the previous year.
According to JLL’s findings, the primary geographic drivers for this increase were concentrated in the Asian and European markets. The agency’s research noted a higher number of completed deals in these regions, which fueled the overall global figure. Investment in high-end, or premium, office buildings was highlighted as a key component of the transactional activity during this period.
While the report detailed strong growth in the first half of the year, it also provided context on market conditions that could influence future activity. JLL’s analysis noted that higher borrowing costs could temper the pace of investment for the remainder of the year. The agency suggested that the increased cost of financing may become a more significant factor in investment decisions in the coming months.
The JLL report presents data on a key segment of the global real estate market, offering a quantitative look at investor activity across international borders. The findings reflect market performance from January through June and provide the agency’s perspective on potential economic factors ahead.
